Currently, a 6'6" ceiling <br /> height exists.The current concrete floor will be demoed to achieve a 7' ceiling <br /> height and a 4" concrete slab will be poured. The rec room will have a wet bar, a <br /> closet, .75 bathroom, and house the water heater and furnace. <br /> o On the lower floor plan, please note a 4x12 beam that is giving additional <br /> support to the cantilevered main floor and give aesthetic value to the home. <br /> - Main Floor: <br /> o Replace an existing failing solarium window and replace with framed walls, roof, <br /> and vinyl windows. <br /> - Upper Floor: <br /> o Replace rotting wood within the bathrooms and re-plumb both existing <br /> bathrooms.The vanity and toilet on the plan are to be swapped in the full bath. <br /> o Replace an exhaust vent that connects to the kitchen. <br /> - Inspect all electrical circuits and receptacles within the residence. <br /> - Rebuild existing main deck behind the home within the existing footprint.
