Work on existing buildings shall comply with the IEBC. The IEBC provides three alternative <br /> methods for performing work: the Prescriptive Compliance Method (Section 301.1.1), the <br /> Work Area Method (301.1.2), and the Performance Compliance Method (301.1.3). The <br /> method selected for the project should be specified in the Project Criteria on Sheet Al. A <br /> statement should be provided clarifying the types of work that are included in the project <br /> (e.g., repairs, additions, change of occupancy, etc.) and referencing the appropriate IEBC <br /> sections. The comments provided herein presume the project will comply with the Work <br /> Area Method of Chapter 5. Based on a review of the construction drawings, the proposed <br /> project appears to include the following work: Level 2 Alternations (Chapter 8), and Change <br /> of Occupancy (Chapter 10). Additional and alternative types of work required for the <br /> project shall be identified by the designer-of-record. Additional comments may be pending. <br /> See IBC Sections 301.1, 504, and 506. <br /> 2. The Project Criteria on Sheet Al specifies the Occupancy Category as Type F-1. Based on <br /> the proposed use, the premises appears to potentially contain hazardous materials. <br /> Documentation shall be submitted to and review by the City of Everett Fire Department to <br /> verify that hazardous materials on the premises do not exceed the maximum allowable <br /> quantities per IFC Table 5003.1.1. If quantities are found to exceed the specified limits, the <br /> Occupancy Category shall be revised and additional building review comments may be <br /> pending. Note that this comment is intended to address impacts for the building review <br /> only and do not supersede comments based on a review by the Fire Department. <br /> Fire Protection: <br /> 3. The space is undergoing a change of occupancy from B to F-1. The space shall comply with <br /> the requirements of IBC Chapter 9 per IEBC Section 1004.1. The fire area containing the F- <br /> 1 occupancy, presumed to be the entire building, exceeds 12,000 SF. The entire fire area <br /> shall be provided with an automatic sprinkler system per IBC Section 903.2.4 Item 1. <br /> Alternatively, the proposed space containing the F-1 may be compartmentalized and <br /> provided with fire protection per one of the exceptions of Everett Municipal Code Section <br /> 16.76.060. The design shall be revised. <br /> 4. The Occupant Plan on Sheet A2 states a total occupant load of 21. The following comments <br /> shall be addressed: <br /> a. The occupant load for the fixed seating area (i.e.,Tasting Room 104) shall be performed <br /> per the requirements of IBC Section 1004.4. Based on 13 individual seats and a bench <br /> length of 13.5 feet, the occupant load shall be at least 20. <br /> b. Continuing with the previous comment, the occupant load for the Tap Room 105 shall <br /> be at least one additional occupant. <br /> c. The Cidery Room 101 has an approximate gross area of 1,560 SF. Based on an <br /> occupant load factor of 100 SF/occupant per IBC Table 1004.1.2, Room 101 shall have a <br /> minimum occupant load of 16. <br /> d.
