• Ilk .r PUBLIC WORKS October 13, 2014 Project: Northlake Court Townhomes, Building K Job Address: 14th DR SE Plan Review No: C1409-029 through 034 In response to your application for a construction permit,your plans have been examined and you are advised that a permit cannot be issued until the following issues are resolved. These comments address building issues only. Additional revisions or additions may be required by other departments(such as Utilities, Planning or Fire). All references refer to the 2012 International Residential Code (IRC), as amended by the State of Washington and/or the Washington State Energy Code, 2012 edition, unless noted otherwise. In order for the processing of your application to continue, it will be necessary to provide the Building Division with two sets of drawings reflecting the corrections requested. 1. Detail 3a/A4.2 shows fire-rating treatment at the floor to wall intersection. The detail appears to be for a one-hour wall however and the project requires a two-hour wall assembly. Section R302.2 2. The two-hour walls should be shown to continue to the underside of the over-framed dormer sheathing between units 2 &3 and 4 & 5 Section R302.2 3. Wall section 3/A4.2 should be clarified to show that fire-retardant sheathing is also required for eave overhangs and over-framing within 4' of the two-hour wall. Section R302.2.2 4. The two, one-hour walls separating the dwelling units requires mineral fiber per GA No. 3644. Wall section 3/A4.2 should be revised to show this requirement or a different fire-resistive wall assembly should be provided. Section R303.2 5. An additional 20-minute door(or approved alternate)should be added to create a hallway between the `storage' rooms and garages on the lower floors. The doors into the storage rooms could then be reduced to a non-rated passage doorway and note stating 'rooms not to be used as sleeping rooms' should be removed from the plans. Section R302.5.1 a. The CO alarms should be shown in the(new) hallway outside of the sleeping rooms on the first floor. Section R315.1 b. An additional smoke alarm should be shown in the(new) hallway outside of the sleeping rooms on the first floor. Section R314.3 6. The 2'6"x2'6" slider in the bathroom of units#1&6 should be shown as safety glazing. Section R308.4.5 7. Opening windows on the 3rd floor front elevation should be shown to be a minimum of 24"from the finished floor to the actual opening of the window.
