Dec. 2nd, 2014 ARCHITECTURAL DESIGN ASSOCIATES, PS 3.Wall section 3/A4.2 should be clarified to show that fire-retardant sheathing is also required for eave over-hanges and over-framing within 4' of the two hour wall. Section R302.2.2 a) Revised wall section 3/A4.2 to include a notation for required fire-retardant sheathing for eave over-hangs and also add notation to elevations sheets A1.1 & A1.1.1 for over- framing conditions 4.The two, one-hour walls separating the dwelling units requires mineral fiber per GA No. 3644. Wall section 3/a4.2 should be revised to show this requirement or a different fire- resistive wall assembly should be provided. Section R303.2 a) Have changed the (2) one-hour walls to one 2-hr party wall assembly. Wall section 3/A4.2 has been updated to reflect this as well as detail 3b/A4.2. 5.An additional 20-minute door (or approved alternate) should be added to create a hallway between the 'storage' rooms and garages on the lower floors. The doors into the storage rooms could then be reduced to a non-rated passage doorway and note stating 'rooms not to be used as sleeping rooms' should be removed from the plans. Section R302.5.1 -The CO alarms should be shown in the (new) hallway outside of the sleeping rooms on the first level. Section R315.1 -An additional smoke alarm should be shown in the (new) hallway outside of the sleeping rooms on the first level. Section R314.3 a) Floor plan A2.2 has been revised to reflect the change showing a "new" hallway off of the garage and a second 20 min. door into the conditioned space to the rear of the garage in the 16' wide units -CO alarm has been shown in the "new" hallway out side of the sleeping rooms -Additional smoke detector is shown in the "new" hallway out side of the sleeping rooms 6.The 2'6"x2'6" slider in the master bathroom of unit #1&6 should be shown as safety glazing. Section R308.4.5. a) Window has been called out as Safety glass on plan & window schedule. 7.Opening windows on the 3 floor front elevation should be shown to be a minimum of 24" from the finished floor to the actual opening of the window. Section R312.2 a) Elevation has been revised to reflect this change also the addition of notes on the floor plan & window schedule on sheet A2.3. 8.The attic access hatches in units 1 &l, should be shown in an unobstructed, readily accessible location and not over closet shelves.
