Ted de Budden <br /> From: Ted de Budden <br /> Sent: Monday,April 24, 2017 11:19 AM <br /> To: Donald Cunningham <br /> Subject: RE: 1318 75th St SE <br /> Don, <br /> Here is a summary and our conclusions based on the inspection observations conducted 4/21/17 at 1318 75th St. SE. <br /> 1. Alteration of the main house has occurred, including but not limited to,the creating of living space in the basement <br /> of the main house. <br /> I conducted a permit search for this alteration work and have determined that this work has been done without <br /> required permits and approvals in violation of code. (IRC 105.1) <br /> 2. Electrical work has been conducted throughout the premises without permits and approvals in violation of codes. <br /> (IPMC 108.1.4 and the NEC) <br /> Much of this electrical work is unacceptable and unsafe. Damaged and unprotected wiring, open electrical connections, <br /> electrical defects and hazards too numerous to list were observed. <br /> One of the most obvious and significant electrical hazards is that the Main Service Conductors are less than 10 feet <br /> above the patio deck and are actually within reach. <br /> The electrical utility has disconnected power to the building at the pole. <br /> Electricity should not be distributed to this property until all electrical hazards and defects have been corrected and the <br /> electrical system has been inspected and approved to be re-energized. <br /> 3. The structures on this property are significantly deteriorated and in disrepair, Permits and inspections will be <br /> required to correct these deficiencies. (IRC 105.1) <br /> Other code violations and unacceptable conditions exist on this property. <br /> Due to these conditions and the electrical deficiencies,this property is Unfit for Human Occupancy as defined by code. <br /> (IPMC section 108.1.3) <br /> The property should remain vacant until approved for occupancy by this office.
