2. Full standard half street improvements are required to the Rucker Avenue frontage, <br />including but not limited to curb, gutter, sidewalks, street widening, and drainage control <br />per City Design Standards. In lieu of these improvements, the applicant may elect to pay <br />into the area wide pedestrian fund. <br />3. Parking must be per City Zoning Code and City Design and Construction Standards for <br />development. <br />4. This project must comply with the current City of Everett Building Code. <br />5. Special charges for connection to the sewer and water systems in accordance with <br />Ordinance 1998-94 and subsequent revision are applicable. These charges are based on <br />projected water usage and can be substantial. Applicant is encouraged to obtain a copy of <br />the Ordinance and determine estimated charges prior to building permit applicant. The <br />actual charges shall be computed by the Public Works Department per the ordinance in <br />effect at the time and according to the information on the approved plans at the time of <br />building permit issuance. <br />6. City streets and alleys are to be kept clear of dirt and debris at all times during <br />construction. Dust suppression and street cleaning must occur as directed by the Public <br />Works Inspector. <br />7. A one-year warranty is required on the public improvement for an amount not less than <br />10% of the cost of construction and shall run for one year form the date of final <br />approval/issuance of the first Occupancy Permit. <br />8. A permit is required for the destination of the fill. <br />9. A Performance Guarantee is required for street improvements on Rucker Avenue prior to <br />any building permit being issued <br />10, Any broken or damaged sidewalk shall be repaired/replaced per the City Public Works <br />Inspector. <br />11. Walkways must be provided from the building entrance to the public sidewn!:c. <br />12. Temporary erosion control measures for construction activity must be operational prior to <br />commencement of any clearing or earthwork. <br />13. NFPA 72 monitored fire alarm system is required by the City of Everett fire detection and <br />suppression ordinance. <br />14. Improvements will be needed to the water system to meet fire flow requirements including <br />installation of fire hydrants. <br />15 A building permit is required for the demolition of the existing buildings on this site. <br />16 Parking must be per City Zoning Code and City Design and Construction Standards and <br />Specifications For the proposed medical/office building, a minimum of twenty-five (25) <br />parking stalls are required A minimum of two (2) handicap spaces must be provided. <br />
