South Sroaciway ,erett, Washington
Dear 3i11:
You have asked me to look at the above referenced gcoup of six buildings with
regards to code conformance, I am yssmin9 at t,ef re constructed under the
1979 addition of the [hiigocm guilding Code, I have a concern over second floor
exit requirements at buildings B,C. and F. Each of ttase second floors have
approaim3tely 1800 sguare feet and a proposed occup3ncy use of office. Accordin
to Table 33 A, Minimm, F$„,nr off+es are allowed 100 9
"allfocc r cupant. Then, according to section 3302 A, second ragraph
upancies f]oors above the first floor having ar; occupant load of more
than ten shall have not less than two exits", it follows that the second floor
occupancy is eighteen. In my opinion, these seco.d floors require t means of
egress. Only one exit stair is shown on the set of contract documents you have
provided, and therefore these areas do no conform to Unif:orm Building Code. I
have not trede a field inspection to specifically determine whether these
additional exits were added as a change during construction.
Please don't hesitate toall if you have any further questions ceguarding this
::tcr.
Since 1 /
,
Ned Ne; on, Architect
A.I.A
NN:ds
cc:file
closures
ME9BER ■ qMEFICAN WSTITUTE OF ARCHITECTS ■ NCARB
