The structural calculations consider an allowable soil bearing strength of 2,000 psf. The project <br /> does not appear to include a geotechnical investigation of the project site soils. Based on the <br /> location of the project site, the design soil load bearing values shall not exceed the presumptive <br /> values of Table 1806.2. The design values shall not exceed those for Class 5 materials without <br /> classification of the site soils or performance of a geotechnical investigation by a qualified <br /> geotechnical engineer. The allowable soil bearing strength shall not exceed 1,500 psf. The <br /> design value shall be specified in the"Soils, Foundations, and Slabs"section of the General <br /> Notes on Sheet S-1.00. See IBC Sections 1603.1.6, 1603.1.8, 1803.1, 1803.5.1, 1803.5.2, and <br /> 1806.2. <br /> Structural <br /> General: <br /> 1. The "Applicable Codes and Standards"section of the General Notes on Sheet S-1.00 specifies <br /> the latest editions IBC and IRC as the governing codes. The notes shall be revised to specify <br /> the 2015 editions. See the Everett Municipal Code Section 16.005.030 Articles A and B. <br /> 2. Geotechnical special inspections are required for this project. A statement on special <br /> inspections has not been provided and shall be submitted with the permit documents. The <br /> statement shall include a table listing each type of special inspection and shall specify the <br /> extent of each inspection (e.g., continuous, periodic) per IBC Section 1704.3.1. See IBC <br /> Sections 107.1, 1704.2.3 and 1704.3. <br /> 3. Structural observation during construction is required for this project. The structure shall be <br /> observed for instability and damage during the structural jacking operations. A note specifying <br /> the requirement for structural observation by the structural engineer shall be added to the <br /> General Notes on Sheet 5-1.00. See IBC Section 1704.6. <br /> Foundation System: <br /> 4. The proposed work is not clear. The Repair Plan 2/S-1.00 and Section 2/S-2.00 appear the <br /> interior footing and posts are new. However, Repair Plan includes a note referencing one of the <br /> footings and states"(E) POST AND FOOTING, LOCATIONS APPROXIMATE, TYP". The required <br /> work shall be clarified. If the interior foundation system includes both existing and new <br /> foundations, the drawings shall be revised to clearly differentiate between the foundations. See <br /> IBC Sectcion 107.2.1. <br /> 5. The Repair Plan 2/S-1.00 specifies a maximum foundation spacing of 7 feet. The plan also <br /> specifies a maximum jack spacing of 6 feet for the south end of the building, which is also <br /> noted as being equally spaced between the foundations. The two spacing requirements appear <br /> to potentially conflict. The drawing should be reviewed and revised as needed.
