0011 .v <br /> PLANNING DIRECTOR DECISION .. <br /> REVH 15-001 406 <br /> 3/17/2015 <br /> The City of Everett Planning Director grants APPROVAL of a request by ESG Residential Design to <br /> build an over height (15'-9") 472 square foot detached garage with 6:12 roof pitch at 929 Hoyt Avenue, <br /> Everett,WA 98201 <br /> The following conditions shall apply: <br /> 1. Two sets of building plan revisions are required to be submitted at 3200 Cedar Street 2nd <br /> floor,Permit Services Counter. <br /> 2. Construction permits, inspections,and final approval is required. <br /> 3. The garage siding and roofing material must be compatible with the dwelling. <br /> 4. Any change in design, height, or square footage must be approved by the Planning <br /> Director. <br /> 5. An Accessory Building Covenant acceptable to the City Attorney's office shall be <br /> recorded on the title of the property stating that the property owner acknowledges the <br /> requirements of EMC 19.07.020, and stating that the use of any accessory structure is <br /> limited to accessory activities permitted by the zone in which the property is located, <br /> and that the accessory building shall not be converted to living area or used for any <br /> purposes which are not in full compliance with zoning and building code requirements. <br /> This shall be recorded prior to issuance of the revised construction permits. <br /> Chapter 7 of the Everett Municipal Code (EMC) states that the Planning Director may look at <br /> such factors as view obstruction, aesthetic impact on surrounding properties, and impact on <br /> neighborhood character. The Planning Director approved the over height detached garage based <br /> on the following: <br /> The new garage is designed in a way the compliments the existing dwelling as well as the <br /> surrounding properties.The garage should not obstruct any views. <br /> This is an administrative decision that may be appealed to the City's Land Use Hearing <br /> Examiner. An appeal must be filed with the City within 14 days of the date of this notice.
