"' Mr. Bill Rucker W8396
25 Septembsr 1992 Paps 5
- Reomrtandd BuYdinO Envelopas
One poal of our sits axploration work was to identify available buildable areas at the site for proposed
residential devslopmant. Site selection in areac with critical slopes is often a compromise between
conservativs sita ssleetion wiM lower enpineerinp and construction costs and devetopment closer to
eritiwl slopes with thorouph slope stability evaluationc and attendant hipher desipn and construction
costc. Tha locetions recommended for buildinp development at thia site were based on appropriately
conservadvs evaluations piven the relatively limited nature of the site atudy. The buildinp envelopes
-• indicated on our Sits and Exploration Plan, Flpure 1, should provids adequate support for tha new
homes durinp their desipn life, in our opinion, provided that the recommendations in thia report are
.., incorporated into project desipn, construction, and maintenance. If buildinp sites are desired closer to
the critical stopes on the property , viable alternatives may be developed based on a more deuiled
enpineerinp analysis. A more deUiled analysis would include a more riporous site investipation usinp
portable drillinp equipment, laboratory testinp, and a slope stability analysis. The resulu of such a
work phase would includs enpineerinp solutions that would provide adequate factors of satety for
foundationsItemavea nearer to critical slopes.Such sltemativea may include foundin0 structurea on
' deep pilinp or subilization of the slopa, or a combination of both, and may or may not be considered
S economically feesible to implement for residential construction.
 ,
, , The recommended buildinp envelopes shown on our Site and Exploration Plan are based on our site
. expioration, aoss-sectional drawinps developed by us based on a site survey by Lee Johnson and
Associates dated July 1969 by professional surveyor Howard Espesth, provided by Mr. Rucker, and
our experience with similar soil and site conditions. The recommended envelopes incorporate a setback
fron tha tops of adjacent critical site slopes. Due to the aDe of the available topoprophic survey, the
actual pround surtace topopraphy at the site may not be accurately represented as it is likely that slope
' movements have occurted since preparation of the survey. Therefora, the buildinp envelopes
, presented in this report should be used for preliminary planninp and conceptuai daipn purposes only.
. We recommend that a curcent survey be developed prior to aetual construction, incorporatinp at least
the buildinp envelopes and some of the surroundinp area. The survey should be provided to our firm
for review of the recommended buildinp envelopes. Should sipnificant chanpes in topopraphy be
detected, modication of our recommended buildinp envelopes may be required. Buildinp sites should
encroach no cioser than 75 feet from the tops of critical slopes and should not extend beyond a 2H:1 V
` (Horizontal:Vertical) Oradient line projected upward from the toe of the slope.
 L, AGRA
Earth&Environmenral Group
