Please review and respond to the comments below. These comments address building issues only. Additional revisions or additions may be required by other departments (such as Public Works, Planning, or Fire). All references refer to the 2015 International Building Code (IBC), the 2015 International Existing Building Code (IEBC), the 2015 International Property Maintenance Code (IPMC), the 2015 International Fire Code (IFC), the 2015 International Mechanical Code (IMC), and the 2015 International Energy Conservation (IECC), as amended by the State of Washington (WSEC) and adopted by the City of Everett. The current IBC referenced standard for accessible design is the 2009 "Accessible and Usable Buildings and Facilities" (ICC/ANSI A117.1). Federal ADA, FHA, and HUD regulations and standards, including the Fair Housing Accessibility Guidelines may be more restrictive. In order for the processing of your application to continue, it will be necessary to provide the Building Division with two complete new sets of construction documents reflecting the corrections requested. Structural 1. On Details 4/A7.1 and 5/A7.1, please provide connection details indicating how stringers, ramp,joists, and handrails are connected. It is unclear if stringers are intending to load the existing walls or if they are spanning from pony wall and "dies"into the existing floor framing. 2. Please verify the loading criteria for the handrails and ramp structure per IBC 2015 Table 1607.1.
