Please review and <br /> respond to the comments below. These comments address building issues only. Additional <br /> revisions or additions may be required by other departments (such as Public Works, Planning, or <br /> Fire). All references refer to the 2015 International Building Code (IBC), the 2015 International <br /> Existing Building Code (IEBC), the 2015 International Property Maintenance Code (IPMC), the 2015 <br /> International Fire Code (IFC), the 2015 International Mechanical Code (IMC), and the 2015 <br /> International Energy Conservation (IECC), as amended by the State of Washington (WSEC) and <br /> adopted by the City of Everett. The current IBC referenced standard for accessible design is the <br /> 2009 "Accessible and Usable Buildings and Facilities" (ICC/ANSI A117.1). Federal ADA, FHA, and <br /> HUD regulations and standards, including the Fair Housing Accessibility Guidelines may be more <br /> restrictive. <br /> In order for the processing of your application to continue, it will be necessary to <br /> provide the Building Division with two complete new sets of construction documents <br /> reflecting the corrections requested. <br /> Structural <br /> 1. On Details 4/A7.1 and 5/A7.1, please provide connection details indicating how stringers, <br /> ramp,joists, and handrails are connected. It is unclear if stringers are intending to load <br /> the existing walls or if they are spanning from pony wall and "dies"into the existing floor <br /> framing. <br /> 2.
