20. All storm water facilities shall be designed in accordance with applicable City standards <br /> and/or design policies. <br /> 21. The bus washing and bus fueling areas must be designed in accordance with applicable <br /> City of Everett stormwater source control standards (see section 4-2 of the City's <br /> Stormwater Management Manual). A discharge authorization from the City's Industrial <br /> Pretreatment Program may be required for the connection of these areas to the sanitary <br /> sewer. <br /> 22. The above-ground fuel and used-oil storage tanks must be designed in accordance with City <br /> of Everett stormwater sourcu control standards. <br /> 23. Placement and screening of refuse disposal areas must be provided per Section 39.080 <br /> of the Zoning Code as follows: <br /> a. Garbage receptacles, dumpsters, and recycle bins shall be provided and shall <br /> not be located in a required front yard setback area. <br /> b. All garbage dumpsters and recycle bins must be screened from view from the <br /> street and from adjacent properties. This screening may be done using dense <br /> vegetation or by placing the dumpster or recycle bin in a structural enclosure. <br /> 24. Rooftop mechanical equipment, including vents, must be screened per Section 39.040 of <br /> the Zoning Code. <br /> 25. Perimeter and parking lot landscaping must be provided per Sectio,., 35 of the Zoning <br /> Code, except that modifications as follows are approved: <br /> a. No landscaping is required along the west property line abutting the existing building <br /> which is to be retained. <br /> b. The frontage landscaping north of the existir,3 ouilding to be retained may be <br /> reduced from 20 to 10 feet. <br /> 26. Prior to issuance of any permits, landscaping plans must be reviewed and approved by <br /> the Planning Department per Section 33.100 of the Zoning Code. The landscaping plan <br /> must show location and dimensions of required vegetated swales, wetponds, detention <br /> ponds, rockeries and retaining walls, and grading at 2 foot intervals. Irrigation systems <br /> must be provided in all landscaped areas per Section 35.130 of the Zoning Code. A two <br /> year maintenance assurance device must be provided for the landscaping per Section <br /> 35.1308 of the Zoning Code. <br /> 27 When access to or within a structure or an area is unduly difficult because of secured <br /> openings or where immediate access is necessary for life saving or fire-fighting <br /> purposes, the Fire Department may recommend or require a key box to be installed in <br /> an accessible location. A rapid entry system may also be desirable in order to avoid <br /> unnecessary damage while making entry to any building during an emergency situation. <br /> Please call (425) 257-8123 for further information. <br /> ) <br />
