1 <br /> , P�oposed t'iE��c R�<1gr Suhsurfa��r F_cplorrUmn, Ceolugi�Huzurds, lnfi(lrution Po�enlial, <br /> Elementary Schoo!Rep(acement and Preliminary Geotechrtica!Engineenng Report <br /> Everetr, Wathington Project and Sire Conditioru <br /> t2.0 PRO]ECT AND SITE DESCRIPTION <br /> , The existing View Ridge Elementary School site is approximately 9.5 acres in total area. <br /> Topography generally consists of high areas on the south and east edges of the site, a smaller <br /> topographic rise on the northwest part of the site, and celatively level topography elsewhere. <br /> , Overall vertical relief across the site is approximately 20 feet. Significant slopes are present <br /> near the south and east edges of the site. None of the slopes appear to meet the City of Everett <br /> , definition for Landslide Hazard A-eas as defined in Everen Municipal Code Tide 19, <br /> Chapter 37.080 due to the fact that the slopes are man-made c�it slopes shorter than 15 feet, <br /> and were presumabty created by previously permitted grading. The site is occupied by the <br /> ' existing school buildings, which appear to be about 40 years old. The existing buildings are <br /> typicalty single-story structures with flat roofs. Although the buildings appear to be nearing <br /> the end of their design life, a visual reconnaissance of the exterior of the buildings did not <br /> ' reveal �ndications of poor foundation performance. Existing concrete walkways and asphalt <br /> parking lots, driveways, and play areas are in good condition for their age, and show no visual <br /> evidence of pervasive setdement or subgrade drainage problems. <br /> ' The project will include demolition of the existing school buildings, and construction of a new <br /> , elementary school. The new buildings will be located on the west-central part of the site, in an <br /> area currendy occupied by the exist,ng buildings. We anticipate that the new buildings will be <br /> low-rise structures with low to moderate foundation loads typical of school construction <br /> ' methods and matcrials. New sidewalks, utilities, and pavement a�eas are also expected. We <br /> anticipate that the new schoo! buildings aud related improvements will be constructed close to <br /> existing grades, without the need for deep eazthwork cuts or t6ick fills. Preliminary project <br /> ' plans indude a substantial retaining wall along the south property boundary to accommodate a <br /> new driveway. At the time this report was written, the wall location, height, and type had not <br /> been determined. We anticipate that we will address the geotechnical requirements of the <br /> ' south wall when these design details have been finalized. <br /> , 3.0 SUBSURFACE EXPLORATION <br /> ' Our subsurface exploration compfered for this project included advancing seven expioration <br /> borings and installing one well. "fhe conclusions and recommendations presented in this report <br /> are based on the explorations completed for this study.
