The following factors were considered and <br />� the listed requirements placed in response to comments received from City departments after <br /> il <br /> their review of an Environmental Checklist for this proposal. <br /> 1. A de:ailed drawing shall be submitted to the Public Work� Department showing <br /> parking layout, landscaping, driveways, utilities, storm drainage, and all required <br /> improvements to the public right-of-way, Public Works Department approv�l of <br />� these drawings is required before any permits are issued. All improvements shall be <br /> completed before the Occupancy Permit is issued. <br />' As-builts, easements, and a one-year Warrantee Bond in the amount of 10% of the <br />� _ cost of construction of the public water system are required �vithin 10 working days <br />' of obtaining public water connection. <br /> _ � . <br /> , F- n <br /> ' � �� City streets are to be kept clear of dirt and debris during construction. <br /> --. � w � <br /> > <br /> _-� o w'�' During construction, all truck traffic to and from the site within the City of Eeerett <br /> --_� c� ; u. � shall be on arterial streets unless otherwise approved by the Public Works <br /> �,_;� � ;� � Department <br /> �'"�" UQ�-.� Participation in the cost to 1'und the North and South Central Benefit Area is <br /> j�� required. The approximate cost based un the preliminary information provided is <br /> i � $433.35, as of April 28, 1981. The actual cost shall be computed by the 'duilding <br /> Department per the ordinance in effect at the time and according to the informaiion <br /> provided on the approved plans on the date of permit issuance. <br /> 5. A preconstruction conference between applicant, Planning Department, and Public <br /> Works Department may be required prior to approval of Pubtic Works Permit. <br /> 6. The applicant must apply to the City for a lease of public right-of-way for that <br /> portion of the development which is not on private property, and any landscaping in <br /> the pubHc right-of-way must be approved by the Parks Department. <br /> 7. As required, detail must be shown for retaining wall between 36th Street sidewaik <br /> and parking area. Retaining walls shall be in accordance with the U. B. C. <br /> 8. Driveway on Broadway shall be reduced in width at the property line by installing a <br /> rectangular planter or similar device. <br /> 9. Sanitary sewer service is availabie with the 10" main in 36th Street. <br /> 10. Water service is available with the 6" main in Broadway. <br /> 11. A fire hydrant will not be required. ' <br /> l2. A drainage system on site will be required to collect and transfer storm water to the <br /> sewer systern. Runoff across the sidewalks is prohibited. <br /> 13. Alley adjacent to the property must be improved per Developer's Guide; 2-inches of <br /> asphait concrete and catch basins as renuireri. <br />
