April 19, 1996
Mr. Chris Cole
MGMAB LP
320 108th Avenue NE #406
Bellevue, WA 98004
Subject: Owner: MGMAB
Job Address: 4950 Evergreen Way
Plan Check No: 51109
Dear Mr. Cole:
In response to your application for a construction permit, your plans have been examined and you
are advised that the issuance of a permit is being withheld for the reasons listed below. These
comments address building issues only, additional revisions or additions may be required by other
departments (such as Utilities, Planning or Fire). All references refer to the 1994 Uniform
Building Code, as amended by the State of Washington and/or Washington State Energy Code
1995 Edition, unless stated otherwise.
In order for the processing of your application to continue, it will be necessary to provide the
Building Division with two complete new sets of drawings reflecting the corrections
requested.
1. An area separation wall is required to have a parapet that extends 30" minimum above
the roof on both sides. UBC 504.6.4.
2. Overflow scuppers are required to be through the parapet and adjacent to the
downspout. UBC 1506.3. Also, the plans should indicate a minimum roof slope of )/a"
per foot.
3. The plans specify a 25,000 BTU gas heater. This exceeds the 8 BTU per square foot
maximum requirement for the building to be considered a "semi -heated space". WA
State Energy Code 1310.2.
Upon resubmittal of the drawings, your application will be given priority and plan review will
recommence.
All required submittals shall be of sufficient detail and contain sufficient information to ensure that
the proposed structure will be constructed in compliance with all adopted codes.
n
Sincerely, •i
Steve Miller, PE
Associate Engineer
SM:.judw* ^9 O)
CITY OF EVERETT• 3200 Cedar Street • Everett, WA 98201 • (206) 259.8800 • Fax (206) 259.8856
