FILE COPY <br /> PLANNING DIRECTOR DETERMINATION <br /> REVII 18-010 444 <br /> July 19, 2018 <br /> The City of Everett Planning Director grants APPROVAL of an electric fence request by Electric Guard <br /> Dog LLC to construct a low-voltage security fence 10-ft in height inside the existing perimeter fence <br /> located at 8215 Broadway, Everett, WA 98203. <br /> The following conditions shall apply: <br /> 1. The electric fence shall be installed interior to a nonelectric perimeter barrier not less than six feet <br /> in height. Any change to the design, height, or location of the approved electric fence except as <br /> established herein requires Planning Director approval. Construction permits, inspections, and <br /> approvals must be obtained for the fence in accordance with established building code <br /> requirements. <br /> 2. EMC 19.39.070.B prohibits fences from locating between the public street and the building unless <br /> required for screening purposes. The existing fence and gate sections located in front of the <br /> building do not meet screening requirements. Landscaping and/or sight-obscuring fencing is <br /> required for the existing fencing and gate sections located in front of the building. A row of <br /> trees/shrubs such as arborvitae along the west side of the existing chain-link fence or double <br /> slatting of the chain-link fence can qualify as "sight-obscuring". <br /> 3. Shrubs and groundcover must be installed between the existing chain-link fence and sidewalk at <br /> the time of installation of the fence. Any landscaping removed to install the fence must be re- <br /> installed within close proximity of its current location. An acceptable landscape plan must be <br /> submitted with your construction permit application <br /> The Planning Director's determination may be appealed to the City's Land Use Hearing Examiner.An <br /> appeal must be filed with the City within 14 calendar days of the date specified below. If you have <br /> questions regarding this proposal or if you wish to file an appeal, please contact Kelsey Heyd at <br /> 425.257.7275 or kheyd@everettwa.gov. <br /> If a complete application has not been filed for a building permit or equivalent construction permit <br /> within eighteen (18) months from the approval date of this decision, the permit shall be deemed <br /> terminated, unless an extension is granted.
