The floor and walls shall be provided with nonabsorbent surfaces. See IBC Sections <br /> 1210.2.1 and 1210.2.2. <br /> 2. The restroom does not include a water closet compartment. The door accessing the <br /> restroom shall be provided with a lock. The door shall lock from the inside only. See IBC <br /> Section 1210.3.1 Exception 1. <br /> 3. The project shows a new door in the north wall of the existing storage area. It is presumed <br /> that modifications to the existing wall are required. Additional information for the new <br /> doorway, including but not limited to wall framing and finishes, shall be provided in the <br /> construction drawings for review. <br /> Egress: <br /> 4. The proposed work appears to change the building egress routes. The Floor Plan on Sheet <br /> A-1 shows a stairway that is presumed to provide egress from spaces at another level. <br /> Egress shall not be provided through the existing storage room per IBC Section 1016.2 <br /> Items 2, 3, and 5. The impacts on the building egress routes shall be evaluated. An <br /> updated exiting plan shall be submitted for review. The design shall be revised as needed. <br /> Accessibility: <br /> 5. The door into the bathroom does not appear to provide sufficient maneuvering clearance. <br /> The following comments shall be addressed: <br /> a. The clearance on the latch side of the door when exiting the restroom shall be at least <br /> 18 inches. The design shall be revised. See IBC Section 1101.2 and ICC A117.1 Figure <br /> 404.2.3.2(a). <br /> b. The clearance on the latch side of the door when entering the restroom shall be at least <br /> 12 inches when the door includes a closer and latch. Verify the door hardward and <br /> revise the design as needed. See IBC Section 1101.2 and ICC A117.1 Figure <br /> 404.2.3.2(b). <br /> Structural <br /> 1. The project involves removing walls that are identified as non-load bearing. A note shall be <br /> included requiring structural observation to be performed to verify that the walls are non- <br /> load bearing.
