The project submittal does not include a complete construction drawing set. The hand-sketch <br /> marking up the aerial photograph is not sufficient. A mark-up of the roof framing plan for the <br /> original building construction set is included in the structural calculations; only one unit is <br /> identified on the mark-up. The project includes significant removal of existing units and <br /> installation of new units. The roof also includes multiple additional units that are not being <br /> removed that will influence the framing supporting the new units. The locations and weights of <br /> all units shall be shown on the roof plan. Details will be required for the support and <br /> connection of the units to the roof. A complete drawing set shall be submitted for review. See <br /> IBC Sections 107.2.1 and 1603.1. <br /> 2. The project includes multiple units with weights exceeding 1,000 lb. The proposed placement <br /> of each unit on the roof structure is not clear. Based on a review of the record documents and <br /> estimated capacities of the roof joists, the proposed unit loads may overstress the joists. Note <br /> that the joists were reviewed considering the weights of the new units only. The roof also <br /> includes multiple existing units that are understood to remain; the units will simultaneously load <br /> the joists supporting the new units. Additional documentation and calculations shall be <br /> submitted for review evaluating the roof framing supporting the units. The weights and <br /> positions for all units shall be shown to accurately determine the maximum loads on the <br /> framing. Note that the 5% limit per IEBC Section 807.4 Exception 1 does not apply because <br /> the original loading condition on the roof has not been established. Supplemental framing shall <br /> be added as needed to strengthen the roof system. See IEBC Section 807.4, and IBC Sections <br /> 1603.1, 1604.1 and 1604.4. <br /> 3. The structural calculations include Sketch SKK-01 showing 4x6 curbs under a new unit. See IBC <br /> Sections 107.2.1 and 1603.1. The following comments shall be addressed: <br /> a. The unit appears intended for one of the TRANE RTU based on the partial plan in the <br /> sketch. The project includes two of these units. Based on a review of the existing roof <br /> framing plan, it appears that these curbs will be required for both units. A roof plan shall <br /> show the location and required supplemental framing of both units. <br /> b. Details for the connections between the supplemental framing and the existing roof framing <br /> shall be submitted for review. <br /> 4. Continuing with the previous comment, the roof includes multiple additional units with weights <br /> exceeding 1,000 lb. The units cannot be supported by individual framing members. It appears <br /> that additional framing (e.g., curbs) will similarly be required at these units to redistributed the <br /> units weights. The additional framing shall be shown on the roof framing plan. Details for the <br /> connections between the supplemental framing and the existing roof framing shall be submitted <br /> for review. See IBC Sections 107.2.1 and 1603.1. <br /> 5. Details for the connections between the units and the supporting structural framing shall be <br /> included in the construction drawings. The connections shall be designer ASCE 7-10 Section <br /> 13.6.
