The <br /> most applicable sections of the ITE Parking Generation manual are <br /> "Convenience Market" ( Land Use Code 851 ) and "Fast-Food <br /> Restaurant without Drive-In Window" ( Land Use Code 851 ) . A <br /> convenience market has a very high turnover rate, with average <br /> customer stay being very short, and the estimated peak parking <br /> demand is 1 . 41 per 1 ,000 SF for an average weekday. With the <br /> proposed 2 , 760 SF of building space , 4 stalls are needed during <br /> weekday peak periods for the convenience store. The <br /> deli /restaurant would have a limited of seats and no drive-in <br /> facilities , and the estimated peak parking demand is 11 . 68 stalls <br /> per 1 ,000 SF for an average weekday . With 840 SF of building <br /> area, 10 stalls are needed during weekday peaks for the deli . <br /> Parking Supply vs. Demand : The proposed parking supply , <br /> excluding stalls provided for gas pumps and the car wash <br /> facilities separate from the retail building , is 15 stalls. The <br /> combined peak parking demand for the del /restaurant and adjacent <br /> convenience store is 14 stalls for average weekday traffic <br /> conditions ( basis of design for streets , intersections and <br /> signals for most public agencies) . Thus, the peak parking demand <br /> for the proposed site uses can be accommodated on-site and any <br /> overflow onto the adjacent street system during peak periods <br /> should be minimal . <br /> We have enclosed two ( 2 ) copies of the latest Site Plan as well <br /> as excerpts of applicable sections of the ITE manual to assist <br /> you in your review.
