Craig Investments, Inc. <br /> Rezone 6-88 <br /> Page -4- <br /> 4. The proposed convenience store is projected to be 3,600 square feet and <br /> located on the eastern portion of the site. It will be located in a <br /> slight sloped area. The two gas pump islands will be located near the <br /> central portion of the site. The Applicant intends to install seven <br /> gasoline pumps on the two islands. The car wash will be located near <br /> the northwest boundary of the site. (exhibit 19) <br /> 5. Access to the site is off Casino Road, a major arterial of Everett. <br /> Traffic circulation will be throughout the site with egress from the <br /> site onto Casino Road and onto 5th Avenue in a northerly direction. <br /> (Wood testimony) <br /> 6. The Department of Public Works of the City of Everett has approved <br /> access to the proposal as set forth in the previous finding. (staff <br /> report) <br /> 7. The surrounding properties are developed as follows: <br /> A. north: multiple family units, <br /> B. south: Casino Road, <br /> C. east: vacant drainage basin, and <br /> D. west: 5th Avenue and a 7-11 store with other commercial <br /> entities <br /> Much of the area in the general vicinity is developed with multiple <br /> family dwellings. (staff report) <br /> 8. The area in which the subject property is located has been designated <br /> in the Everett General Plan as Neighborhood Business. A review of the <br /> policies of this General Plan has been made by the Everett Planning <br /> Department in its review of the requested contract rezone. (staff <br /> report) <br /> 9. The Applicant intends to provide nine parking spaces for customers near <br /> the convenience store. Four of the parking spaces will be immediately <br /> west of the convenience store while the other five spaces will be <br /> located on the northern boundary west of the store. In addition, the <br /> Applicant proposes two other customer parking spaces on the west <br /> boundary of the property. Three employee spaces are also projected on <br /> the west boundary. The Applicant has noted in its submittal that there <br /> are spaces for parking near the gasoline pumps and two spaces in the <br /> car wash. However, these spaces are not used in the calculation of <br /> parking for the customers. It is noted that one of the parking spaces <br /> will be for handicapped individuals.
