Subsurface Exploration, Geologic Hazard, and <br /> Boardwalk Condominium, Building C Geotechnical Engineering Report <br /> Everett, Washington Design Recommendations <br /> 12.0 DRAINAGE CONSIDERATIONS <br /> As noted previously, we observed the black, corrugated PVC pipe at the ground surface on the <br /> slope adjacent to the condominium near AESI's exploration boring E13-1. We recommend that <br /> some checks on the roof downspouts, any foundation drainage, and any other related drainage <br /> be performed. Examination of roof downspouts, footing drainage, and other existing <br /> subsurface drainage was beyond AESI's current scope of work. <br /> Existing perimeter footing drains must not be allowed to discharge onto steep slopes. Roof and <br /> surface runoff should not discharge into the footing drain system, but should be handled by a <br /> separate, rigid, tightline drain that discharges away from steep slopes. Runoff water from <br /> impervious surfaces should be collected by a storm drain system that discharges into the site <br /> storm water system. <br /> 13.0 PROJECT DESIGN AND CONSTRUCTION MONITORING <br /> We are available to provide additional geotechnical exploration and consultation as the project <br /> design develops and possibly changes from that upon which this report is based. We <br /> recommend that AESI perform a geotechnical review of the plans prior to final design <br /> completion. In this way, our earthwork and foundation recommendations may be properly <br /> interpreted and implemented in the design. This review is not included in our current scope of <br /> work and budget. <br /> We are also available to provide geotechnical engineering and monitoring services during <br /> construction. The integrity of the small-diameter pipe piles depends on proper site preparation <br /> and construction procedures.
