This is the first plat to be developed under the Unit Lot Subdivision process
authorized by the City Council under Ordinance No. 3377-14, subdividing Lot 1 of a previously approved
subdivision into 61 lots for single family detached dwelling units. The development of the dwelling units
had previously been approved as a site development plan without a subdivision, as allowed in the R-2A zone.
Subsequent to the adoption of Ordinance No. 3377-14, the applicant submitted an application for the Unit
Lot Subdivision so each previously approved dwelling unit can be situated on its own lot.
All required improvements have either been installed or bonded to the satisfaction of the Planning and Public
Works departments.
