I am working with our architect to get the plans updated based on our first conversation as well as <br /> the below topic area. Here is a list of what the changes we are working on are.This list is based on our conversation at <br /> the permit counter a couple week back, as well as the below email exchange. My preference is to have this be complete <br /> so that we can submit the plans into the process the next time I come by the counter. If you have any questions please <br /> do let me know. I have attached the(old) drawings again for your reference. These do not yet reflect the changes <br /> discussed. <br /> List of changes/updates to drawings: <br /> • Drawings have to be "wet stamped". <br /> • Overhang as it pertains to the south lot line: Since the room of the structure facing the south lot is not a garage <br /> but is livable space overhang is not acceptable since garage is within 5'of the property line. Resolution: No <br /> overhang. <br /> • Overhang as it pertains to the alley side: No overhang permitted if building is on property <br /> line. Resolution: move proposed structure 12" east to negate overhang into alley. <br /> • Fire code issues: if less than 5'from property line,wall has to have 1 hr fire resistance: Resolution: ensure <br /> drawings account for this. <br /> • Energy code issue: This building needs a %2 pt of energy credit. Resolution: Ensure that this is accounted for in <br /> drawings. (including U-values of windows/doors.) <br /> • Foundation plan appears to be insufficient. Resolution: Ensure foundation plan is within drawing set. Can be <br /> incorporated into the plan views. <br /> • French door to rec room: because it swings out it has to have a 1%2" step down to the landing outside the <br /> door. Resolution: ensure this is called out in drawing set. <br /> • Whole house venting/exhaust fan for the livable space.
