To: Jeff Heilman
Subject: Follow up question: 1802 Rucker Ave
Hello Jeff. I stopped in last week to submit plans for our garage project and we chatted a bit about the areas we need to
update. Thanks for taking the time to review and give feedback.( I have inserted the drawings for your reference here
since I am sure you see hundreds of them and it's hard to recall the particular situation we discussed O)
I spent some time w/the architect talking about the alley overhang situation in particular. Couple of things he used in
creating the plans—namely Chapter 2 of the IBC (definitions) under fire separation distance—seems like it's
relevant to the current design proposal. The code says when looking at fire separation along an alley or roadway
you use the distance between the building and the centerline of the roadway or alley and not the property line. This
should indicate we can leave garage with proposed overhang without issue doesn't it?
The other interesting circumstance of course is that there is no full clarity on where the property line so the alley
location is somewhat of a best guess here. Given that there is a certified building on the site, and that the proposed
overhang is exactly what it is on the current building, along w/the below referenced IBC code, it seems like the plans as
proposed should be acceptable?
Thanks for taking time to review this topic.
Chapter 2 of the IBC (definitions) under fire separation distance:
FIRE SEPARATION DISTANCE. The distance measured from the buildi
1 . The closest interior lot line.
2. To the centerline of a street, an alley or public way.
3. To an imaginary line between two buildings on the lot. The distance sh
face of the wall.
http://codes.iccsafe.org/app/book/content/2015-I-Codes/2015%201 BC%2OHTML/Chapter%202.html
3//i
