The proposed variance is a request ro reduce the required <br /> front yard setback reauirement of Chapter 19. 14 . 050 (A. ) <br /> City of Everett Zoning Code from twenty (20' ) to fourteen <br /> (14 ' ) feet. The reduction is necessary to facilitate <br /> construction of a 12 ' x 30 ' covered roof extension over <br /> an existing concrete stairway and entrance landing to the <br /> main entry of the Beverly Park Community Church located <br /> at 7404 Olympic Drive. <br /> 2 . Special Circumstance- Denial of the reque�ted variance <br /> would prohibit construction of approximately 509 of the <br /> needed roof coverinq. Most existing structures in the <br /> vicinity of the proposal exhibit full roofed coverage on <br /> porch arees . <br /> 3. Public Welfare - The six (6 ' ) foot setback relaxation <br /> would not be detrimental to public welfare but actually <br /> enhance it. The existing concrete stairway and landing <br /> are constantly exposed to inclement weather conditions . <br /> In the past several elderly church members have slipped <br /> or fallen on wet surfaces which has in part prompted <br /> church consideration of a :-oofed covering over the stairs <br /> and landing. Neighboring prc,erties would not be adversely <br /> affectd since the roo£ed section would constitute a <br /> minor addition to the existing cliurch structure and would � <br /> be separated from the nearest adjacent land use by Olympic � <br /> Drive. � <br /> 4 . Hardship- Refer to 3 . <br /> 5 .
