All utilities and access roads or driveways to and within the site are located so as to require <br /> the minimum amount of modification to slopes, vegetation or geologically hazardous areas. <br /> The improvement features depicted on the current site plan largely consist of an emergency fire <br /> lane and will maintain a minimum buffer of about 20 feet from the adjacent slope area. <br /> 8. In our opinion the current proposal will not increase the potential for instability along the <br /> slope or surrounding properties, provided the recommendations in this report are followed. <br /> Recommendations <br /> In our opinion, the current site layout along the west side of the site is acceptable from a <br /> geotechnical standpoint. ESNW recommends covering the slope areas during construction and <br /> installing erosion control measures along the entire downslope envelope of the project area. <br /> Final landscape plans should include planting along the slope with a mix of species which are <br /> intended to promote soil retention and reduce erosion on a permanent basis. A maintenance <br /> program should be included in the project to ensure future performance of the permanent <br /> landscape elements. <br /> DISCUSSION AND RECOMMENDATIONS <br /> General <br /> In our opinion, construction of the storage buildings at this site is feasible from a geotechnical <br /> standpoint. In our opinion, the proposed buildings can be supported on conventional <br /> continuous and spread footing foundations bearing on competent native soils, competent <br /> existing fill, re-compacted native soils, or structural fill. Due to the presence of up to about <br /> seven feet of loose fill, footings for the new buildings should be overexcavated a minimum of <br /> four feet below the bottom of the footing elevation and grades restored with structural fill. <br /> ESNW should observe the overexcavation to confirm conditions and provide additional <br /> recommendations for the foundation subgrade support. Slab-on-grade floors should be <br /> supported on dense native soil or structural fill. In our opinion, the existing fill should be <br /> evaluated during construction for suitability as use for structural fill. Where loose or unsuitable <br /> soil conditions are exposed at foundation subgrade elevations, compaction of the soils to the <br /> specifications of structural fill, or overexcavation and replacement with a suitable structural fill • <br /> material will be necessary. Organic material exposed at subgrade elevations for the new <br /> structures must be removed and grades restored with structural fill. Recommendations for <br /> foundation design, site preparation, drainage, and other pertinent geotechnical <br /> recommendations are provided in the following sections of this study. <br /> This study has been prepared for the exclusive use of Premier Storage Everett, LLC and their <br /> representatives.
