Kelsey Heyd
From: Kelsey Heyd
Sent: Tuesday, December 18, 2018 11:25 AM
To: 'permits@permabilt.com'
Subject: B1811-020 - 1501 Baker- Proposed Detached Garage
Attachments: 20181218101937217.pdf
Good Morning,
I'm trying to complete my review for the proposed detached garage at 1501 Baker, Permit B1811-020, and I need some
additional details regarding the proposed height of the structure.
The maximum height of detached accessory structures is 15' measured from the average base elevation to the peak of
the roof, unless a REVII application is processed and approved.A base elevation survey has been provided (attached)
indicating that the average base elevation is 111.64' and the maximum elevation allowed is 126.64'.Step 5 of the
building height handout requires that these height calculations be clearly identified on at least one elevation. The
elevation plan (sheet 2 of 3) indicates the structure is right at the maximum height of 15' but does not identify if that is
being measured from the average base elevation. Please revise the elevation plan such that it includes the height
calculations as required by the building height handout. If it proves more convenient, you are welcome to stop by the
Permit Services counter to mark up the elevation plan(to scale)or you can provide a new sheet.A height survey will be
required at the time of framing inspection and the required form is included in the building height handout linked above.
Note:if the structure exceeds 15'in height as measured from the average base elevation, a REVII accessory building
application is required and must be approved prior to issuance of the building permit.A potential alternative solution if
necessary is to change the proposed roof pitch. EMC 19.07.020.L requires a minimum 6:12 roof pitch unless the roof pitch
proposed is equal or greater to the roof pitch of the principal dwelling i.e. if the dwelling has a 4:12 roof pitch, the
accessory structure could have a 4:12, 5:12, etc. If the proposed roof pitch does change, the plans will need to be revised
accordingly and a note will need to be provided from you on the plans that the proposal is matching the roof pitch of the
existing residence.
If you have any questions, please let me know and I'm happy to be of assistance.
Thanks,
#11 CELEBRATING Kelsey Heyd
4/"1 125 Assistant Planner 1 Community, Planning& Economic Development
YEARS 425.257.7275 1 3200 Cedar Street, 2"d Floor, Everett,WA 98201
A story worth telling everettwa.gov/planning 1 Facebook 1 Twitter
Note:Emails and attachments sent to and from the City of Everett are public records and may be subject to disclosure pursuant to the Public
Records Act.
1
