May 8,2018
Jeff Heilman
Development Technician
City of Everett Public Works Department
RE: Owner: Selsor
Job Address: 2119 Chestnut St
Plan Check Number: C1803-025
Dear Mr. Heilman
Thank you for your initial plan check review of my request for a construction permit.
I would like to take this opportunity to provide a little background on my project. The subject property is an
existing 2-family(duplex)2277 sqft single story structure built in 1977. A previous owner had abandoned the
property and it has been vacant since approximately 2013. It had been broken into, ransacked and eventually
condemned by the City of Everett building code enforcement department. Even though it had been boarded up
and notices posted, it became inhabited by squatters. I purchased the property at the foreclosure auction in
Dec 2016. My goal is to return the property to acceptable living conditions. So this is more of a rehab project
more than a remodel or new construction. With minor exception the structure and 'bones'of the duplex is
staying intact. I'll be basically updating fixture&finishes.
Since this is a rehab of an existing property, I do not have a complete set of construction drawings with
elevations, energy calculations, etc. I do have a narrative scope of work and scaled floor plan sketch.
Below is a response to each of the items in your correction letter:
Correction Subject Response Summary Scope of Floor Plan
Letter Work
Item
1.a Insulation Existing Insulation to remain as is Item 4.d Flag Note 3
Item 4.e
Item 4.f
1.b Drywall Replacement/repairs to match existing. %" Item 1.b Flag Note 6
for walls Item 1.c Flag Note 7
5/8"for common wall between units Item 2.e
5/8"for ceiling Item 3.e
Item 4.c
1.c Ventilation Range hood is 300 cfm Item 1.d Flag Note 5
Bath Fans 80 CFM Item 2.d
Laundry is in a hallway closet and no Item 3.d
dedicated ventilation exisits
1.d Smoke Additional smoke alarms to be installed in Item 4.b Flag Note 2
Alarms each bedroom
1.e CO alarm Existing hallway smoke alarm to be replaced Item 4.b.i Flag Note 2.1
with CO/SD combo device
