h
AZIZ Engineering Company SERVING THE NORTHWEST&ALASKA SINCE 1984
quarter-century plus power of ideas
engineers
geotechnical
geostructures I civil
February 27, 2017
431610
, 7Th
Sabrina Fandler
Engineering/Permit Services
City of Everett Public Works
3200 Cedar Street
Everett,WA 98201
30 Dec 2016 Plan Review Responses
City of Everett Public Works
Permit Application No PW 1612-011
4220 Colby Ave Apartments Addition; Everett WA
Our responses to the above captioned review comments, corresponding to the enumerated paragraphs in
ith subject memorandum, are as follows:
We intend to comply with the City's resubmittal requirements except where noted or explained elsewhere
as necessary for reasons given below.
2. See the plan corrections or clarifications responding to the redlined markups except where otherwise
ex lained below.
.uggestions to improve drafting are noted; see plans with revision and signature date 20 February 2017.
/
/
:. The parking area dimensioning was deferred to the architectural site plan, sheet A001,where the layout
of the parking stalls are shown dimensioned in relationship to the building dimensions and setbacks
from the property lines. We prefer to avoid such unnecessary duplications on the civil plans to avoid
conflicts and construction mistakes. In keeping with the general industry practice,we intend to keep the
civil site plan specifically focused on grading, utility services, paving and drainage with minimal
cluttering and duplication for use of the civil works contractor—unless the City is directing our work in
this way for other reasons. Please advise if the latter is the case.
On occasion, such as this,it is necessary to scale site plans using architectural scales for better fit and
readability and compatibility with architectural site plans. We strictly use civil engineering scales for
roads and utilities where distance continuity is to be emphasized, and mechanical engineering scales for
details that can be reduced or enlarged by fractional scaling to fit a drawing sheet.
We have added"paving" to the tide block. The paving typical section was shown on sheet C-2 within
the detail for extruded concrete curb. For clarification,we have separated these on the revised sheet C-2.
VThe impervious areas were listed and described in the City's drainage questionnaire for this project
following the storm drainage analysis criteria flow charts, since such analyses and calculations do not
matter to the construction work, which the constructions plans are for.
