The foundation plan on Sheet A-3 shows a continuous foundation for the addition exterior wall.A <br /> detail showing the foundation construction shall be provided. The bottom of the footing shall be at <br /> least 12 inches below grade. Transverse footing reinforcement and vertical wall reinforcement shall <br /> be specified. See IBC Sections 1603.1, 1809.4, 1901.2 and 1901.5 Item 3. <br /> Details for the foundation have been called out the plans,and shown on sheets S3.1 <br /> 9. The foundation plan on Sheet A-3 appears to show concrete footings supporting the new steel beam <br /> on Sheet A-4. It is unclear if the plan shows the wood posts or concrete pedestals for the posts. The <br /> detail shall be clarified and provided with additional reinforcement as needed.The posts shall be <br /> provided with positive connections to the foundations. Where the posts are in direct contact with <br /> the foundations,the posts shall be preservative-treated or naturally durable wood. See IBC <br /> Sections 107.2.1, 1901.5Item 3,and 2304.12.2.2. <br /> Refer to the structural foundation details on sheet S3.1 <br /> 10. The floor plan on Sheet A-2 shows a new interior load-bearing wall. The wall shall be provided with <br /> sill plate anchorage,similar to the exterior walls,to the grade beam shown in the foundation plan on <br /> Sheet A-3. Other non-load bearing walls shall be provided with connections to the slab-on-grade. <br /> All connections shall be adequate to resist out-of-plane loading per IBC Section 1607.14. <br /> Refer to the structural foundations details on sheet 53.1 <br /> Gravity System: <br /> 11. The existing roof supports overframing per the roof plan on Sheet A-7. The additional weight <br /> exceeds 5%of the existing design loads and shall be evaluated for full IBC design loading. Note that <br /> the gravity system appears to include posts per Sheet A-7 that transfer loads from the roof to the <br /> main floor framing per Sheet A-4. The posts do not appear continuous to the foundation for at least <br /> two locations and do not clearly bear directly on joists or blocking. Calculations substantiating the <br /> load path supporting the overframing shall be submitted for review, including but not limited to: <br /> roof trusses and joists, roof beams and ridge joists, posts,the main floor joists, beams, and posts <br /> transferring loads to the foundations,and the foundations. Multiple existing members in the load <br /> path provide the sole support for concentrated loads above and shall not include the stress increase <br /> for repetitive member action per NDS-15 Section 4.3.9.
