I have reviewed the proposal for <br /> Planning and have listed the necessary Planning corrections below. Note: this site is located within the Core Residential <br /> Area(CRA). Code changes to the CRA standards recently went into effect;your submittal vested under the prior Code <br /> requirements and I have included a pdf copy of those standards for your convenience. <br /> 1. Please provide a landscape plan meeting the requirements of EMC 19.33G.080 and EMC 19.35. 25%of the site is <br /> required to be landscaped per EMC 19.33G.80. Landscape plan requirements are outlined in EMC 19.35.100. <br /> 2. The Open Space area should feature "landscaping, seating, lighting, or other pedestrian amenities" in <br /> accordance with EMC 19.33G.060.B.1.The open space details can be included on the landscape and/or site plan. <br /> 3. The parking area is required to be screened along the side yard via fencing or landscaping in accordance with <br /> EMC 19.33G.040.B.6. Please identify on landscape and/or site plan which screening method is to be used. <br /> 4. Pathways on site should meet the pedestrian circulation requirements of EMC 19.33G.030 and be at minimum 3 <br /> feet in width. <br /> 5. Windows above the ground floor should recess or project 2 inches from the facade or incorporate window trim <br /> at least 4 inches in width in a color contrasting the base building color in accordance with EMC 19.33.G.070.B.2. <br /> Please label on elevation plans. <br /> 6. Please identify on elevation plans which two decorative elements are being used to satisfy EMC 19.33G.070.B.3. <br /> 7. Please identify building/siding materials on elevations.Note: T-111 is a prohibited building material per EMC <br /> 19.33G.070.8.7. <br /> General Note: New buildings proposed within 1 foot of a required setback require a survey per EMC 19.39.180. Property <br /> corners must be clearly marked by a licensed surveyor to confirm setbacks in the field upon inspection. <br /> Upon submission of the revised plans your application will be given priority and plan review will resume.
