1. PROJECT OVERVIEW <br /> This document is intended to provide engineering information necessary to support the <br /> building permit application to the City of Everett for the proposed Single Family Residence <br /> (SFR) and concrete driveway on this lot. The site is located at 3231 Kromer Ave, Everett, <br /> WA 98201, refer to Figure 1 for a vicinity map. This site takes access from the existing <br /> alley to the east. The parcel area is approximately 0.28 acres. The existing site, in the <br /> area of disturbance consists of an existing asphalt driveway, concrete pad and lawn. The <br /> slope of the site, in the area of disturbance, is flat and averages less than 3 percent down <br /> to the north. The new SFR will be located approximately 30 feet from the east property <br /> line. <br /> This project proposes to construct more than 2,000 sf of new and replaced impervious <br /> surfaces. Therefore, Minimum Requirements 1-5 apply to all of the new and replaced <br /> impervious surfaces for this project along with all the converted vegetated areas. The <br /> proposed impervious surfaces will either be infiltrated or dispersed on-site. Included on <br /> the following page is a copy of the MR flow chart from the City of Everett (COE) 2010 <br /> Stormwater Management Manual (SWMM). <br /> Figures 2 & 3 are provided to show the existing and developed basins and runoff <br /> conditions for this site. The runoff in the existing conditions sheet flows over vegetated <br /> surfaces to the north toward the northern property line. <br /> Due to the size of this project and the fact that this project is within the combined sewer <br /> and storm area, Minimum Requirements 1-5 apply to the proposed drainage design as <br /> noted above.
