4rdearr CITY OF EVERETT
Public Works Department
March 4, 2019
Paul Monson
Baja-Build@msn.com
Owner: Dennis and Jill Ryan
Job Address: 1406 Madrona Ave
Plan Check No: B1901-033
RE: Building Permit Review Letter
Dear Mr. Monson,
In response to the application for a building permit, the plans have been examined and you are
advised that revisions may be necessary before a permit can be issued. Please review and
respond to the comments below.
Structural
1. On drawings, the referenced railing system refers the system to be installed per
Manufacturer's guide. However, the attached the provided guide/calculation package
describes construction for a test assembly for the rail system and is not the recommended
manufacturer's guide. Please indicate on the drawing set, which details apply to the
installation of the deck railing such that the deck can be constructed as per the
manufacturer. Also, please indicate details for conditions, such as the railing attachment
to deck attaching to 4x10. IRC 106.1.1
2. From the test report, it appears that the cables are to be tensioned at the project site, but
the report does not appear to include how those forces are resolved through the deck
anchorage. Please indicate how these forces are resolved. IRC 106.1.1
In order for the processing of your application to continue, it will be necessary to provide the
Building Division with two new sets of revised construction documents reflecting the corrections
requested. Please include a response letter which indicates how the corrections were resolved.
All codes cited refer to the 2015 International Property Maintenance Code (IPMC), 2015
International Building Code (IBC), 2015 International Existing Building Code (IEBC), the 2015
International Fire Code (IFC), the 2015 International Mechanical Code (IMC), and/or the 2015
Washington State Energy Code (WSEC), as amended by the State of Washington and adopted
by the City of Everett. The current IBC referenced standard for accessible design is the 2009
"Accessible and Usable Buildings and Facilities" (ICC/ANSIA 17.1). Federal ADA regulations and
standards may be more restrictive.
O 3200 Cedar Street 0425.257.8800 © everettpw@everettwa.gov
Everett,WA 98201 425.257.8882 fax everettwa.gov
