• •
Drew Martin
From: Drew Martin
Sent: Friday, September 18, 2020 5:33 PM
To: Jonathan@wblock.com'
Subject: City of Everett Permit Services: 12115 19th Avenue SE (B2008-011) - First Building
Review
Good afternoon, Mr. Dunn.
I have performed an initial review of the proposed project. There are some things that need to be addressed. This email
will serve as the review letter for this project. Unfortunately, I am missing a few code references due to not having my
resources available;these can be provided if needed.
1. The following should be addressed for the fitness room:
a. Two exits are required. The exits should be spaces at least%of the maximum room dimension apart.
b. At least one designated egress route should be accessible.
c. All doors in the exit path should open in the direction of egress travel.
d. All exit doors in the egress path should be provided with panic hardware. This includes the west exterior
gate if used as part of the egress route.
e. The exits should be marked with signs and provided with emergency power. Additional exit signs should
be provided to the discharge points.
f. Emergency egress lighting should be provided with emergency power. Lighting should be provided to
the discharge points. Exterior lighting should be provided at these points.
g. Traversable paths should be provided from the discharge points to the public way or qualifying yard(s).
h. The maximum occupancy should be posted by the primary exit.
2. The following comments should be addressed for the shower in Restroom#2 (Room 6):
a. Verify the shower has the required accessible clearance. The dimension should be measured from the
correct wall.
b. Provide elevations showing the dimensions for the grab bars and seat.
c. Provide blocking for the grab bars and seat.
3. The building includes multiple structural modifications, including new headers at the load-bearing wall at the
east Fitness Room exterior wall, exterior wall infills, and closing the roof at the demolished chimney. Structural
plans and details should be provided.
4. Infills for the roof and exterior walls should be insulated per the WSEC.
5. The project includes a detached structure (i.e.,the canopy west of the building). This may require its own
building permit submittal.
6. Sheet G200 shows new accessible parking spaces. The minimum dimensions should be specified. Signs should
be provided. At least one space should be designated as van accessible.
7. New Exterior Door 8 on the west side is required to provide an accessible exterior landing based on the
minimum door clearances.
Please let me know if you have questions.
Drew Martin, P.E.,S.E.
Li
I.
