3. EXISTING SITE CHARACTERISTICS and ASSUMPTIONS <br /> The site is located at 4618 Seahurst Ave, Everett, WA 98201 in Snohomish County, and in <br /> Section 36, Township 29N, Range 4E, Willamette Meridian. See Figure 1 -Vicinity Map. <br /> The entire property consists of one lot totaling 1.07 acres. Approximately 0.73 acres of <br /> this site will be disturbed for this project. The existing SFR and detached garage will be <br /> removed as part of this project along with the existing driveway and all other impervious <br /> surfaces. <br /> Land use around the site is primarily single-family. This site currently contains a single- <br /> family residence. Seahurst Ave. borders this parcel to the east and the existing SFR takes <br /> access off of this road. A steep slope exists along the west side of this project and a <br /> Geotechnical analysis of the slope stability has been conducted by Liu and Associates. <br /> Refer to Appendix B. <br /> The existing site is irregular in shape approximately 480-feet long running east and west <br /> and averaging 100-feet running north and south. Terrain on the portion of the site to be <br /> disturbed is flat to rolling with slopes ranging from 1%-20%. The vegetation found on the <br /> existing property mainly consists of landscaping with some trees and an existing SFR. <br /> Grades on the site generally run from east to west but the eastern portion of the site also <br /> drains to the north. Runoff sheet flows across this property with only a small potential for <br /> offsite flows to enter the property in the southeast corner of the site. A site visit was <br /> conducted in February, 2011. The weather was overcast with temperatures in the 40's. <br /> No surface water was observed on this site. <br /> The soil hydrologic types for this site have been identified as Type C from the Snohomish <br /> County Soil Survey Map, see figure 3. This soil, Alderwood gravelly sandy loam, this soil <br /> is moderately deep and moderately well drained. The project Geotech conducted a site <br /> analysis with soil logs and found some areas of the site underlain with sandy material <br /> conducive to infiltration. Therefore a portion of the project has been designed to infiltrate <br /> runoff in the areas available. Refer to figure 4 for a copy of the SCS soils map for the <br /> area of this project. Refer to Appendix B for the Geotechnical.report detailing the soil <br /> findings. <br /> This short plat proposes to create 3 new lots with all the existing impervious surfaces to be <br /> removed. This project will also construct a new private road, driveways and utilities to <br /> support the future improvements on the lots. Due to the existing grades around the site <br /> and the developed nature of the adjacent areas, very little off-site runoff was found <br /> entering this site. <br /> • <br /> Thompson Short Plat 11-012 <br /> May 2011 Page 6 <br />
