INTRODUCTION
This report presents the results of our geologic evaluation at your proposed single-family
residential project, in the Everett area of Snohomish County, Washington. The site is parcel
number 00433600001800, located at 3815 Shore Avenue, as shown on the Vicinity Map in
Figure 1. You have requested that we complete this report to evaluate subsurface conditions
and provide recommendations for site development. For our use in preparing this report, we
have been provided with a Site Plan by Omega Engineering dated October 24, 2017 and a
Drainage Report by Omega Engineering dated October 27, 2017
PROJECT DESCRIPTION
The development will consist of demolishing the existing single family residence, driveway, and
pool and.then constructing a new two-story single-family residence and driveway on the
footprint of the existing residence in the central portion of the site. We have not been provided
with a grading plan, but understand that you plan to fill the existing pool and that you plan to
include a basement in the construction of the single family residence, which will require
temporary cuts down approximately 12 feet from the existing ground surface. You also plan to
improve drainage by collecting surface water prior to it flowing over the slope and tightline it
down the slope.
The project site is mapped by the City of Everett as a landslide hazard critical area, with areas of
medium (<15% slope) and very high (>15%slope) risk.
SCOPE
The purpose of this study is to explore and characterize the subsurface conditions and present
recommendations for site development. Specifically, our scope of services as outlined in our
Services Agreement, dated April 19, 2017, includes the following:
1„ Review available geologic maps for the site.
2. Explore the subsurface soil and groundwater conditions in the area of the
planned residence and steep slope.
3. Evaluate pertinent physical and engineering characteristics of the soils
encountered in two test pits excavated at the site,
4. Prepare a geotechnical letter containing the results of our subsurface
explorations, and our conclusions and recommendations for geotechnical design
elements of the project.
SITE CONDITIONS
Surface Conditions
The project site is about 0,51 acres in size and has maximum dimensions of approximately 280
feet in the northwest to southeast direction and 75 feet in the northeast to southwest direction.
Access to the site is provided by Shore Avenue to the east. The site is also bordered by
existing residential acreage to the northeast and southwest. To the northwest, the lot,is
bordered by BNSF right-of-way adjacent to Puget Sound waterfront. A layout of the site is
shown on the Site Plan in Figure 2.
The ground surface within the site is generally, level to gently sloping down to the northwest
with an abrupt steep slope dropping approximately 90 feet down along the northwestern side
Robinson Noble, Inc.
