An inspection of your premises/property located at 7826 TIMBER HILL DR, was made on August 15, 2018. The inspection revealed the structure's roof is no longer sound and has been under repair, covered by a tarp-like material, for more than a year. Regarding previous enforcement for violations at the property, a search of our records indicate you have not complied with the Hearing Examiner Order to remove the--- unpermitted curb cut, the driveway, nor the wall built in the right-of-way which were identified in year 2010, Case# CE10-0987/and other building concerns identified in year 2015, Case#CE15-1169 remain unabated. Please take steps to address these issues to comply with the previously issued hearing examiner orders. The dilapidated condition of the roof surface and its failure to prevent water intrusion is a violation of the International Property Maintenance Code (IPMC) sections 304.1, 304.7 and 106.1, which read: IPMC 304.1 General. The exterior of a structure shall be maintained in good repair, structurally sound and sanitary so as not to pose a threat to the public health, safety or welfare. IPMC 304.7 Roofs and drainage. The roof and flashing shall be sound, tight and not have defects that admit rain. Roof drainage shall be adequate to prevent dampness or deterioration in the walls or interior portion of the structure. Roof drains, gutters and downspouts shall be maintained in good repair and free from obstructions.
