Jot'.
FROM: Kelsey Miner,PE w *; iaki;PE,
019.03.2-
Jordan
19.03.2-Jordan M.Janicki, PE,SE v 07'00'
p 46132 F
DATE: March 25,2019 O GCrtiRAL C\\14v
SS"ONAL ENENG
RE: Houghton Addition at 332 Madison St, Everett,WA 98203
DCG was provided with architectural plans(Sheets A1.0 to A4.0) dated 2/26/19 from Marty Houghton and created
by Architecture Studio of Everett for a project located at 332 Madison Street in Everett,WA 98203.This project
involves renovating the existing garage and connecting the existing garage and house with a new garage space.
DCG has been asked to determine if the existing walls and their foundations(with the added loading from the new
roof)are adequate. Additionally,DCG was tasked with determining if lateral improvements are required in the
existing structures due to this addition.
Gravity Analysis:
To determine if the existing bearing walls are adequate,DCG calculated the load on these walls due to dead load
and snow(25psf)and then analyzed them in StruCalc 10.0.In all cases, the walls are acceptable provided that they
have at least 2x4 studs at 16" on center. For the foundations,an allowable soil pressure of 1500 psf was assumed
(per the Table R401.4.1 from the 2015 IRC).The existing walls require footings that are at least 8"wide,while the
new footing requires a footing that is 6"thick and 14"wide(which exceeds the minimum requirements of Table
R403.1(1)from the 2015 IRC).The contractor must verify that these walls have at these minimum stud spacings
and foundation sizes and should immediately notify the owner and DCG if these minimums are not met.
Lateral Analysis:
Wind:
The area of this structure exposed to wind will not increase with this addition. This addition is located internally on
the structure,so the wind loads will be reacted by the existing structures and no wind analysis is required.
Seismic:
To determine if seismic analysis is required the total area(and so the weight)of the structure is compared before
and the addition. If this increase is less than 10%,then no seismic analysis is required per section 1103.3 exception
2 of the 2015 International Building Code. The following calculations show that the increase in building area is only
8.87%,so no seismic analysis or upgrades are required.
Seattle Whidbey Island Mount Vernon Federal Way
9706 4th Ave NE Suite 300 PO Box 1132 2210 Riverside Drive,Suite 110 31620 23rd Ave S,Suite 307
Seattle,WA 98115 Freeland,WA 98249 Mount Vernon,WA 98273 Federal Way,WA 98003
Tel 206.523.0024 Tel 360.331.4131 Tel 360.899.1110 Tel 206.523.0024
