2.0 SITE ASSESSMENT <br /> The site elevations range from elevation 560 down to elevation 548 along the eastern property <br /> line of the project site. Site grades are such that the site tends to slope at approximately <br /> 7 percent from the west to the east and drains into a wetland area along its entire frontage of the <br /> eastern property line. Please refer to the site topographic map on the following pages of this <br /> report that shows the land cover condition as well as the contour elevations and existing grades <br /> on the project site. <br /> The site is currently densely covered with trees with several hundred square feet of impervious <br /> surface in the southwest corner of the project site, which is minor in nature and will be removed <br /> with this development. There are a couple existing outbuildings on the property located to the <br /> east of the project site which almost abut the eastern property line of the site but will remain intact <br /> with this development. The lot lying to the west of the site is currently developed and drains to <br /> the northeast corner of that lot after being detained and treated in a wet pond and wet/detention <br /> vault prior to discharge from the site. That site drains to a separate basin and does not drain onto <br /> this project site. <br /> As mentioned previously, there are large wetlands with 60-foot and 75-foot buffers located <br /> immediately east of the project site. These areas will be mitigated for or protected in perpetuity <br /> by this project site by not developing on the top of them. <br /> The on-site soils are classified as Alderwood urban land complex with 2 to 8 percent slopes. This <br /> is a'C'type soil and not conducive for infiltration or stormwater management. <br /> 17576.002.doc <br />
