MCOB Pavement Improvements Phase 2 General Site Information
Everett,WA
PROJECT DESCRIPTION
This project is reconstructing portions of the north parking lot and south parking lot as well as
bus parking areas at the Community Transit (CT) Merrill Creek Operations Base (MCOB). The
north parking lot serves the Maintenance Building which is located at 7000 Hardeson Rd. The
south parking lot serves the Administration Building which is located at 7100 Hardeson Rd.
Portions of the south parking lot will be repaved with asphalt due to deterioration of the
pavement and subsidence adjacent to the trench drain. The entire south parking lot will be
coated with an asphalt sealcoat and restriped to match the existing striping.
An extensive area of the concrete panels will be replaced within the bus staging area. The
entire bus staging area will be restriped to match existing.
The existing north parking lot has 2 specific issues for repair; subsidence of the asphalt surface
along the trench drains within the parking lot and asphalt and curb damage from large pine trees
within the planter strips within the parking lot. As a part of this project, the entire parking lot will
be coated with an asphalt sealcoat, and then restriped. In the north parking lot, stall layout is to
be revised in a couple of sections, widening the stall width. These areas appear to have been
restriped, and revised to increase the stall count by one in these areas. Stall widths are
currently about 7.75 feet, and have no "compact" designation. CT is experiencing some
problems with this layout, and is proposing to restore it back to the original layout as constructed
from the construction plans from 1997 (attached).
EXISTING MAINTENANCE BUILDING CONFIGURATION
The existing building is a 2-story building with a foot print of approximately 58,725 square feet
(435 ft x 135 ft)
The west 210 feet is absent an upper floor to accommodate bus maintenance facility operational
needs.
The central 140 feet is a mix of maintenance mechanic specialty rooms and driver facilities, with
half of that being upper floor storage for maintenance needs.
The east 85 feet is a fully developed 2-story facility. The lower floor, however, accommodates
driver rest rooms and shower/locker facilities. The upper floor is primarily office space.
Approximate gross square footage calculations:
Bus Maintenance area 47,000 sq ft
Driver restrooms and shower facilities 3,085 sq ft
1st Floor office space 8,420 sq ft
2nd floor office space 11,460 sq ft
2nd floor storage 8,540 sq ft
Page 2 of 4 December 8,2017
