r
Suite 1300
Seattle, WA 98101
From: Drew Martin [mailto:dmartin@everettwa.gov]
Sent:Tuesday,January 29, 2019 12:59 PM
To: Nadia Azarova <nadia@craftarchitects.com>
Subject:City of Everett Permit Services:Terra Power(B1810-016)-Second Building Review
Nadia,
I have completed the second review for this project. There area few outstanding comments that require some
additional action. If you can address these quickly, I can complete my review. If you prefer, I can review an advance
electronic set of the revised sheets prior to you bringing them to us.
Architectural:
3.The stairways appear to be only 30" wide, or less than the minimum 36" required by IBC Section 1011.2 Exception
1. We had previously discussed this in your email dated 12/11/18; my response on 12/12/18 confirmed the code
requirement. We are inclined to not oppose the width shown in the drawings. However, the minimum width shall be
specified, and a statement justifying the width shall be provided for our records.
4. Detail 6/S3.01 does not provide complete information for the construction of the railing. The detail shall be revised as
follows:
a.The detail specifies a maximum height of 42". The height shall be a minimum height. The height shall be
measured from the walking surface. See IBC Section 1015.3.
b.The detail shall specify intermediate railing such that a 21" diameter sphere cannot pass through the
guard. See IBC Section 1015.4 Exception 3.
c.The isometric view on Sheet 50.1 shows gaps between the railing and with the steel columns. The detail shall
specify gaps to be less than 4". See IBC Section 1015.4.
Structural:
11. Plans on Sheet S1.1 show two stair platforms that do not provide adequate vertical support. See Grid A-B/4-5 on
Plan 2/S1.1 and Grid A-B/1-2 on Plan 4/S1.1. The platforms include intersecting beams and stair stringers that are
simply-supported and therefore lack a defined vertical load path. It appears the platforms may be intended to be
supported by cantilevering beams with knee braces per Detail 7/S3.1. The platforms should be revised.
Please contact me if you have questions.
1DrewCELEBRATING 125
Martin, P.E.,S.E.
Associate Engineer—Commercial Plans Examiner I Permit Services
YEARS 425.257.8813 13200 Cedar Street, 2nd Floor, Everett,WA 98201
A story worth telling everettwa.gov/permits Facebook I Twitter
Note:Emails and attachments sent to and from the City of Everett are public records and may be subject to disclosure pursuant to the Public
Records Act.
(72/
