1.0. PROJECT OVERVIEW
The proposed fuel facility expansion project is located within the south half of the northeast
quarter of the northeast quarter of Section 19, Township 28 North, Range 5 East, lying between
Interstate 5 to the west, 19th Avenue S.E. to the east and south of 102nd Street S.E., Parcel No.
28051900101000. See Figures 1 and 2 for the Vicinity Map and Assessor's Map respectively.
The site is in Flood Zone X, in an area determined to be outside the 500-year floodplain. See
Figure 3 for the FEMA Map.
The project includes a 3,360-square-foot expansion of the existing fuel canopy(7,115 square feet
total) into the vehicle queuing area, with the addition of four (4) new fuel dispensers. Additional
improvements include associated grading within the fuel queuing area and a modification to the
channelization island at the driveway along 19th Avenue S.E. to accommodate the larger turning
radius of vehicles currently using this driveway.
The project proposes to maintain the existing flow control and water quality treatment established
in 2006 with the on-site parking lot improvements. In the existing condition, site drainage flows to
the existing detention pond and stormfilter system per the treatment criteria of the 2012
Stormwater Management Manual for Western Washington (SWMMWW), as Amended in
December 2014 (The 2014 SWMMWW).
6226.038-SSP.doc
