The submittal documents for Permit No. B1805-010 include a geotechnical report prepared by <br /> Terracon, dated February 1, 2018. Section 4.6 states that"the proposed site development does <br /> not indicate for a retaining wall to be built", but appears to provide criteria for the design of site <br /> retaining walls. The geotechnical engineer shall provide a letter verifying that the design <br /> criteria provide in Section 4.6 is appropriate for the design of the proposed site retaining walls. <br /> Additional recommendations for the design of the walls shall be provided as needed. See IBC <br /> Sections 1803.2 and 1803.6. <br /> 2. Continuing with the previous comment, the retaining walls are located near existing buildings <br /> and parking surfaces that may place lateral surcharge pressures on the walls. Note that the <br /> wall section on page 14 schematically shows a surcharge load but does not specify values or a <br /> influence distance behind the wall. The geotechnical engineer shall provide additional <br /> recommendations for surcharge loads as needed. See IBC Sections 1610.1, 1803.2, and <br /> 1803.6. <br /> Structural <br /> 1. Detail 5/SF1.1 is included on Sheet SF1.1. This sheet was previously approved for construction <br /> under Permit No. B1805-010, and includes other details and information that is not part of the <br /> current permit. Detail 5 shall be provided on a new sheet, or the other information shall be <br /> crossed out and marked as"Not in Permit". See IBC Section 107.2.1. <br /> 2. The construction drawings do not include a site plan showing the location for the proposed <br /> concrete retaining walls. It is presumed that the walls will replace the CMU retaining walls <br /> along the north and south property lines as shown in Section A-A/C-200 of Permit No PW1805- <br /> 015. Revised site plans showing the proposed wall locations shall be submitted for review. <br /> Additional sheets in Permit No PW1805-015 shall be revised as needed where affected by the <br /> proposed change to the project. See IBC Section 107.2.1. <br /> 3. The retaining wall section in Detail 5/SF1.1 is oriented with a heel into the retained soil. <br /> However, Section A-A/C-200 shows the wall along the north property line with a toe; the wall <br /> does not include a heel projecting into the retained soils to provide rotational restraint. <br /> Additional details shall be provided to represent all wall conditions proposed for the project site. <br /> See IBC Section 107.2.1 and 1603.1. <br /> 4. The submittal documents do not include structural calculations. Calculations substantiating the <br /> design of the site retaining walls shall be submitted for review. The calculations shall represent <br /> all wall conditions proposed for the project site. Walls retaining more than 6 feet of soil shall <br /> include a seismic surcharge pressure per IBC 1803.5.12 Item 1. See IBC Sections 1604.1, <br /> 1604.4, 1610.1, 1605.1.1, and 1807.2. <br /> 5. Detail 5/SF1.1 includes a note specifying gravel and a perforated pipe for drainage.
