A height survey performed by a professional land surveyor is required in accordance with EMC 19.39.180 and
should clearly identify the height of the attached accessory structure and residence. The appropriate Height
Survey form is included on page 4 of the Building Height Handout.
2. The original plan set approved for this project included a front porch encroaching 6 feet into the required front
setback(as allowed per EMC 19.07.010.A.2 and EMC 19.39.150.C.9). The revised elevation plans now show a
covered deck off the 2nd floor, also encroaching into the front setback. There is no setback exception for covered
or uncovered decks at this height to encroach within the front setback. As such, the unpermitted 2nd floor deck
must be removed and the elevation drawings must be revised accordingly.
If you have any questions about these requirements, please let me know and I'm happy to be of assistance.
Thanks,
CELEBRATING Kelsey Heyd
125 Assistant Planner 1 Community, Planning& Economic Development
YEARS 425.257.7275 1 3200 Cedar Street, 2nd Floor, Everett,WA 98201
A story worth telling everettwa.gov/planning I Facebook 1 Twitter
Note:Emails and attachments sent to and from the City of Everett are public records and may be subject to disclosure pursuant to the Public
Records Act.
From:Jeff Heilman
Sent:Thursday,August 30, 2018 9:15 AM
To: 'Ben Smith' <customdesign66@comcast.net>
Cc: Kelsey Heyd <KHeyd@everettwa.gov>; Steve Ingalsbe<SIngalsbe@everettwa.gov>;Tony Lee
<TLee @eve rettwa.gov>
Subject: 2602 Cleveland Ave
Mr. Smith,
It has been brought to my attention that the front porch of the dwelling located at 2602 Cleveland Ave has been
significantly modified from the approved plans.
You will need to obtain Planning Department approval for the modification. Once you have Planning department
approval you are required to submit revised plans and engineered calculations for lateral bracing for wind and seismic
loading and for gravity loads for the new deck framing.
1)z)
