PLANNING DEPARTMENT COMMENTS—KELSEY HEYD 425.257.7275 1. The geotechnical report dated July 31,2017 and subsequent memorandum dated October 16, 2018 prepared by MTC do not address the requirements of Everett's Critical Area Code, EMC 19.37.Note:the reports provided specifically recommend not reducing the current setbacks without reevaluation and further exploration.A new geotechnical report or memorandum must be prepared in accordance with EMC 19.37.080 and address the specific development activity and site plan.A handout regarding geologically hazardous area assessments is enclosed for reference. 2. Upon completion and acceptance of a satisfactory geotechnical report for the proposed development activity,a geotechnical covenant will be required in accordance with EMC 19.37.220. Enclosed are copies of the Declaration and Agreement of covenants,conditions, and restrictions forms for your reference. These comments are only in relation to the land use code and do not account for all possible comments or corrections from other departments.Additional comments or corrections may be required upon review of the requested information.
