In order to develop
the conclusions and recommendations presented in this report, we have accomplished the
following tasks:
• Made a visit to the property on October 29, 2018 to observe the existing conditions
on the site and surrounding properties, and to discuss the project with you,
• Reviewed the results of explorations that our firm has previously conducted in the
vicinity, and
• Reviewed available geologic maps for the site vicinity.
Based on the information provided, we expect that a narrow addition will be constructed on the
west side of the house to widen the rear rooms and make them more functional. This addition
would be approximately 5 feet wide and will be one story in height, consistent with the existing
house. A new continuous footing will be constructed to support this addition. The existing patio
may also be extended 5 feet to the west of its current footprint, in order to maintain the same
approximate size. The addition will be over 30 feet from the crest of the steep western slope. No
grading or earthwork is planned to occur in this 30-foot setback, or on the steep slope itself.
According to the City of Everett's mapping, and our review of Everett Code section 19.37.080, the
upper half of the steep western slope is mapped as a High Landslide Hazard, while the lower half is
a Very High Landslide Hazard. The slope is also mapped as an Erosion Hazard Area.
SITE CONDITIONS
The existing house is a one-story rambler situated on the eastern portion of the lot. Access to the
garage in the southeast portion of the house is provided by a driveway extending westward from
Heather Road. The eastern portion of the lot is relatively flat. West of the house is a small on-
grade patio, with grass-covered yard extending between the patio and the crest of a steep, west-
facing slope that continues down into a deep ravine contained within Howarth Park. This steep
slope extends across the adjacent southern and north lots. Olympic Boulevard curves along the
bottom of the ravine slopes.
GEOTECH CONSULTANTS,INC.
