(GTS) visited the subject site on October 17, 2014 in order to
view the project site for the proposed deck and garage improvements at 2223 Taylor
Drive in Everett, Washington. The purpose of our site visit and this report is to comply
with current City of Everett Municipal Code for Geologically Hazardous Areas.
It, is our understanding that the City of Everett is requesting this letter to address the
potential impacts to the property as a result of the proposed improvements.
PROJECT DESCRIPTION
The subject property contains an existing single-family residence located within a
residential subdivision. GTS understands that proposed improvements at this property
will consist of improvements to an existing deck, improvements to the kitchen area that
may include a slight extension of the kitchen floor area, and improvements to the
existing garage. The planned improvements are expected to include a partial removal
and expansion of existing deck elements on the north side of the house and a rebuild of
the garage on the southwest side of the house.
The property contains a two story structure with a basement that has existed on site
since the 1930's. The property appears to have been previously graded with most of the
on-site slopes on the upper portion of the property being relatively flat, but sloping gently
down toward the north. A steep slope exists on the property in the northern portion of
the site, with a steep slope descending down from the upper portion of the property to
the BNSF railroad tracks that run along the northern property boundary.
The planned improvements for the garage on the south side of the house will not be
extended any closer to slopes or critical areas on the property. The planned
improvements to the deck and kitchen area may require new foundations, but it is not
expected that resulting structural loads and/or the distribution of these loads will be
significantly different than existing structural loads.
Page 1 of% -
