CITY OF EVERETT <br /> PLANNING DIRECTOR DECISION "P*44**F4Review Process II#18-015 <br /> I. <br /> October 11 2018 <br /> The City of Everett Planning Director grants APPROVAL of a request by Ty Larsen & Dana Lambert to <br /> build a 26'x36' (936 square foot)detached garage up to a maximum height of 20 feet located at 1205 <br /> 50th Street SW. <br /> The following conditions shall apply: <br /> 1. Construction permits,inspections,and approvals must be obtained for the structure in accordance <br /> with established building code requirements.The final design,height,square footage,siding, roof <br /> material, and/or roof pitch of the proposed accessory building requires Planning Department <br /> approval. <br /> 2. A Geological Hazardous Area covenant must be recorded on the title of the property prior to <br /> construction permit issuance. <br /> 3. A survey is required along the south property line to ensure encroachment into the required 20' <br /> front setback does not occur(EMC 19.39.180). <br /> 4. The accessory building's roof pitch shall be a minimum 6:12; or equal to or greater than the roof <br /> pitch of the primary residence. <br /> 5. The accessory building's siding and roofing material must be compatible with the dwelling. <br /> 6. An Accessory Building covenant acceptable to the City Attorney's office shall be recorded on the <br /> title of the property stating that the property owner acknowledges the requirements of EMC <br /> 19.07.020, and stating that the use of any accessory building is limited to accessory activities <br /> permitted by the zone in which the property is located, and that the accessory building shall not <br /> be converted to living area or used for any purposes which are not in full compliance with zoning <br /> and building code requirements. <br /> Chapter 7 of the Everett Municipal Code (EMC) states that the Planning Director may look at such <br /> factors as view obstruction,aesthetic impact on surrounding properties, and impact on neighborhood <br /> character. The Planning Director approved the detached accessory building to exceed the fifteen-foot <br /> maximum height limit based on the following: <br /> Findings:The subject property is approximately 20,800 square feet with an existing 2,800 gross square <br /> foot single family residence (SFR). The proposed garage will be located east of the existing SFR <br /> approximately 18' from the east-side property line and 20'from the front property line along 50th St. <br /> SW. The building's roof pitch, roofing material, and siding will be compatible with the primary <br /> residence. No comments in opposition were received during the public comment period.
