Geotechnical Engineering Evaluation
Larsen Property Garage
1205 —50th Street SW
Everett, Washington
INTRODUCTION
This report presents the results of our geotechnical engineering investigation and evaluation of the Larsen
Property Garage Development project located at 1205—50th Street SW in Everett,Washington, as shown
on the Vicinity Map in Figure 1.
The property is currently occupied by an existing single-family residence within the central portion of the
property. The ground surface within the proposed development area and the overall property is gently to
moderately sloping down from the southern property line along the access driveway to the northeast. An
existing concrete rubble and short moderate slope are located along the upper eastern property line., The
exiting concrete rubble wall appears to be supporting the backyard area of the neighboring property above
and to the east of the subject property. We understand that the proposed development consists of
constructing a new garage structure along the toe of the moderately sloping area within the eastern portion
of the property immediately below the concrete rubble wall. Theproposed buildingarea is relatively
level and vegetated with grass and underbrush. The existing site layout is shown on the Site Plan in
Figure 2.
SCOPE
The purpose of this study is to explore and characterize the site surface and subsurface conditions, and
provide general recommendations for site development. Specifically, our scope of services includes the
following:
1. Review available soil and geologic maps of the area.
2. Explore the site subsurface conditions using hand-auger tools.
3. Map the conditions on the slope, perform shallow hand-tool excavations, cross-sections,
and evaluate current slope stability conditions.
4. Perform grain-size sieve analysis on soil samples,as necessary.
5. Provide our opinions regarding the site slope conditions...
6. Provide recommendations for building setbacks from the steep slope. .
7. Provide recommendations for earthwork and foundation support.
8. Provide recommendations for temporary and permanent slopes.
9. Provide recommendations for slab and pavement subgrade preparation.
10. Provide recommendations for site drainage and erosion control.
11. Document the results of our findings, conclusions, and recommendations in a written
geotechnical report.
NELSON GEOTECHNICAL ASSOCIATES,INC.
