1. A final review and approval of the building design is required by the Planning Department <br /> prior to issuance of a building permit. The purpose of the final review is to ensure the final <br /> design is consistent with the present approval, and meets all other multi-family design <br /> guidelines. <br /> QAC - • 2 t 7 <br /> Allan Giffen, Director Date <br /> Planning and Community Development Department <br /> If a complete application has not been filed for a building permit or equivalent construction permit <br /> within eighteen (18) months from the approval date of this decision, the permit shall be deemed <br /> terminated, unless an extension is granted. If the permittee requests an extension in writing not <br /> later than eighteen (18) months from the land use permit date, the Director may grant a six (6) <br /> month extension. <br /> This is an administrative decision that may be appealed to the City's Land Use Hearing Examiner. <br /> An appeal must be filed with the City within 14 days of the date of this notice. If you have <br /> questions regarding this proposal or if you wish to file an appeal, please contact Kelsey Heyd, City <br /> of Everett Planning Department, at 425.257.8731. <br /> INFORMATION FOR DEVELOPER: <br /> The following information is provided for the developer's benefit. These are not conditions but are <br /> associated with other laws or requirements. All requirements are preliminary in nature, and are <br /> based upon the preliminary site plan and the ordinances in effect at time of submittal. The <br /> proposal must comply with all ordinances in effect at the time a complete building permit <br /> application is filed,including those not specifically set forth herein. <br /> Planning Department comments/requirements—Kelsey Heyd—425.257.8731 <br /> 1. Pedestrian Access. The primary entrances for the two units adjacent to Rainier Drive must be <br /> located on the facade facing the street and prominently featured in accordance with EMC <br /> 19.15.080. A. <br /> 2. Façade and Roofline Variation. The construction drawings must clearly articulate the building <br /> facades, especially those facing Rainier Drive,feature architectural elements such as changes in <br /> colors and/or materials,windows,balconies,visible trim, and other similar elements that add <br /> visual interest in accordance with EMC 19.15.090. <br /> 3. Garbage Receptacles. Garbage receptacles and enclosures shall adhere to the requirements of <br /> EMC 19.39.080. <br /> 4. On-Site Recreation. On-site recreation must be provided and maintained in accordance with <br /> EMC 19.15.050 or obtain approval from the Parks department per EMC 19.14.050.C.1 for a <br /> cash contribution in-lieu of providing on-site recreational facilities. <br /> 5.
